Even a well-fed lawn gets tired. Compacted soil and thinning turf are why, and aeration with overseeding is the fix. Blue Tree core-aerates to open up the soil, then overseeds with the right grass so the lawn comes back thicker every fall. For 43 years, Blue Tree has renewed lawns across Southeastern Pennsylvania.
Aeration only helps if it is done right and at the right time. Blue Tree core-aerates, pulling actual plugs of soil rather than just poking holes, which relieves the compaction that chokes roots in our clay soil. Then we overseed with grass varieties suited to your lawn and conditions, timed for fall when cool-season seed germinates best. Done together, the two services let new grass take root in open soil and thicken the lawn for the next year. Mark Peasley's turf team has renewed lawns across Montgomery, Bucks, Chester, Delaware, Lehigh, Berks, and Philadelphia Counties since 1983.

Most Blue Tree aeration and overseeding services run from about $200 to $600 or more for a typical lawn, as of 2026, depending on lawn size and the amount and quality of seed. Aeration alone costs less than aeration with overseeding. Every service starts with a free assessment and a clear, itemized price.
Fall is by far the best time in Southeastern Pennsylvania. Cool-season grasses germinate and root fastest then, the soil is still warm, and new grass has time to establish before winter without competing with summer crabgrass. Spring aeration can help compaction, but fall is when overseeding really pays off. Blue Tree schedules most overseeding for fall.
Core aeration pulls actual plugs of soil out of the lawn, which truly relieves compaction and gives seed and roots room. Spike aeration just pokes holes and can make compaction worse around the holes. Blue Tree core-aerates because in our clay soil it is the only version that meaningfully helps.
New grass usually germinates within one to three weeks with proper watering, and the lawn noticeably thickens over the following weeks and into the next spring. The biggest factor is aftercare: keeping the seed consistently moist while it establishes. Your turf professional will give you a simple watering plan.
Many lawns benefit from aeration and overseeding every fall, especially on compacted clay soil or where the turf thins out. Newer or already-thick lawns may only need it every other year. Your turf professional will recommend a schedule based on your lawn rather than selling you something it does not need.
