Step 1: Free On-Site Consultation

A Blue Tree designer walks your property, looks at how people actually move between the house, drive, and yard, and reads grade, drainage, and access. We talk through material, width, and budget. The visit is free with no same-day pressure. Timeline: 1 visit, about 45 to 60 minutes.

Step 2: Custom Design and 3D Renderings

Your designer plans the route, width, steps, and material, then you review the design, often with 3D renderings, and refine the path before construction. Timeline: 1 to 3 weeks.

Step 3: Materials, Proposal, and Permitting

Blue Tree specifies pavers or natural stone, prices the project as one itemized proposal, and handles any township permits and impervious-surface calculations. You approve materials before anything is ordered. Timeline: 1 to 3 weeks, varies by township.

Step 4: Professional Installation

Crews excavate, build and compact the base, set drainage and edge restraint, and lay the path to ICPI standards. Steps are set to consistent, safe rise and run. Timeline: a few days to 2 weeks, varies by length.

Blue Tree sands the joints, cleans the surface, and can restore surrounding landscape and lighting with the same team. You leave with warranty terms in writing, including manufacturer warranties on paver products. Timeline: same day as completion.

Built for Southeastern Pennsylvania's Soil and Freeze-Thaw

A walkway that heaves or settles is not just ugly, it is a trip hazard, and SE PA's clay soil and 36-inch frost depth punish anything built on a shallow or poorly drained base. Blue Tree excavates to 10 to 12 inches total depth, installs 6 to 8 inches of compacted AASHTO No. 57 crushed stone, lays 1 inch of coarse bedding sand, and uses a geotextile separation fabric to prevent clay migration into the base over time, the step most low-bid contractors skip and the reason most heaved walkways fail. Concrete pavers used for walkways are rated to ASTM C936 with 8,000 PSI minimum compressive strength to resist our repeated freeze cycles. Popular walkway choices include Belgard Cambridge Cobble and Techo-Bloc Largo, both of which read as traditional flagstone with none of the unpredictable lifting that natural cut stone develops over time in our climate. Steps follow the IRC standard of a 7-inch riser and 12-inch minimum tread depth, with a wet slip-resistance DS coefficient above 0.60 for safe footing in rain and early-morning ice. Pennsylvania UCC requires a handrail when four or more consecutive risers are present. For properties with ADA requirements or aging-in-place goals, Blue Tree holds path slopes to 1:20 or less and path widths to 36 inches minimum. The team has built and permitted walkways and steps across Montgomery, Bucks, Chester, Delaware, Lehigh, Berks, and Philadelphia Counties since 1983.

A 4-foot wide entry walkway 30 linear feet long runs $3,500 to $8,000 in Belgard Cambridge or Armour Stone pavers. The same run in natural flagstone costs $4,500 to $10,000 depending on stone type and jointing method. Poured concrete runs $2,000 to $5,000 for the same dimensions but is not recommended in southeastern PA because of the freeze-thaw climate. Most entry walkway projects in Montgomery, Bucks, Chester, Delaware, Lehigh, Berks, and Philadelphia Counties do not require a permit unless the walkway connects to a public sidewalk or crosses a regulated drainage easement. Concrete is a monolithic system with no ability to accommodate soil movement. In southeastern Pennsylvania, the freeze-thaw cycle runs from October through March, with frost penetrating 36 inches below grade. As soil freezes and expands, it lifts concrete slabs at joints and control cuts, creating trip hazards and cracking that worsen every winter. Worsham series clay soils, common in low-lying areas of Montgomery and Chester Counties, amplify this movement because clay retains water and expands significantly when wet and freezing. Interlocking pavers, by contrast, allow each unit to move independently. If a section heaves, individual units can be reset without tearing out the entire walkway. A concrete walkway in southeastern PA has a useful life of 10 to 20 years. A properly installed paver walkway on a compacted base lasts 30 to 50 years with minimal maintenance.

Polymeric sand fills paver joints with a fine aggregate and polymer binder that hardens after water activation. Blue Tree specifies ASTM-compliant polymeric sand rated to negative 20 degrees Fahrenheit, which keeps joints locked through southeastern PA freeze-thaw cycles without cracking or organic decomposition that allows weeds and ants to infiltrate. Edge restraints hold the paver field in place against lateral movement. In clay soils, soil expansion can push a paver field out of alignment if edge restraints are inadequate. Blue Tree anchors restraints at 24-inch intervals, using 12-inch galvanized spikes in loam soils and longer driven anchors in Worsham clay. A common installation error is using shorter spikes at wider spacing to save time. On clay soils, that shortcut results in edge rows spreading outward within 2 to 3 seasons.

Residential walkways are not legally required to be ADA compliant for private homes, but many homeowners in Montgomery and Chester Counties choose accessible design for aging-in-place reasons or resale value. ADA guidelines call for a maximum running slope of 1:20 (5 percent grade) without a handrail. Walkways steeper than 1:20 require either a handrail on both sides or a ramp design with level rest landings every 30 feet. Southeastern PA has significant topographic variation, particularly in areas like Blue Bell, Gwynedd Valley, and Paoli, where split-level homes on hillside lots often have front grades between 8 and 15 percent. Blue Tree designs step-and-landing combinations for steep entries that meet practical accessibility standards and provide safe footing in snow and ice, which southeastern PA regularly produces from December through March.

Yes, and Blue Tree recommends integrating lighting at the design stage rather than adding it later. For step risers over 4 inches in height, recessed step lights are the standard for safe nighttime navigation. Cast Lighting and FX Luminaire LED path lights on 10 to 12 foot centers provide consistent illumination without harsh pools of light. LED fixtures rated for outdoor wet locations are essential in southeastern PA because annual precipitation averages 46 inches and includes heavy spring rain events. All wiring is run in conduit beneath the paver base during installation, which avoids the need to lift pavers later for electrical access. Solar path lights are not recommended for main entry walkways in southeastern PA because cloud cover in late fall and winter reduces solar charge to the point where lights fail to activate consistently from November through February.

Curved concrete walkways fail in southeastern Pennsylvania faster than straight concrete runs because curves concentrate freeze-thaw stress at the inside of each bend, where the concrete section is thinnest. Radial cuts in concrete act as stress risers, and southeastern PA's 36-inch frost depth creates enough heave pressure to crack curved concrete sections within 3 to 5 years in most soil conditions. The correct material for any curved walkway in southeastern PA is dry-set pavers or dry-laid flagstone on a compacted gravel base. Paver curves are built by cutting individual units to the radius with a wet saw, which allows tight curves and full structural continuity. The interlocking system means no single cut line becomes a failure point. Blue Tree has replaced many curved concrete walkways in Montgomery and Chester Counties for homeowners who were not told this before their original project was built.
