The township enforces its own building and zoning code, including impervious-surface limits that require pool and patio combinations on smaller lots to stay within tight coverage constraints or seek a variance through the township's zoning hearing board. Blue Tree runs the impervious-surface calculations before any plan is finalized. Wissahickon Schist and related metamorphic rock are prevalent throughout the township, with bedrock commonly encountered at 4 to 8 feet of depth on properties in the Wayne and Bryn Mawr sections. Pools and wall footings in these areas typically require hydraulic breaking equipment at some depth. Radnor Township's tree ordinance protects significant trees above a certain trunk diameter, and Blue Tree plans pool and hardscape layouts to avoid impacting protected specimens as part of standard site design. Older township properties with septic systems require confirmed setback compliance from the drainfield before pool permits are issued. Blue Tree has served Radnor Township since 1983.
