Many of the newer subdivisions were built on ground that includes filled areas over former stream channels and wet areas. Blue Tree investigates site conditions on these properties before designing pool excavations or hardscape bases, because fill areas compact differently from native soil and require different base engineering. Clay-loam soils are typical on the higher ground between the Perkiomen and Schuylkill watersheds, with higher water tables in the lower swales. Limerick Township issues its own building and zoning permits, with specific review of pool installations, retaining walls, and grading projects for compliance with the township's stormwater management ordinance. Limerick Nuclear Generating Station's presence in the township has no bearing on residential soil conditions, but the area's active construction history means some older lots near the Station Road and Evergreen Road corridors should have soil investigations before significant disturbance.
