From a Main Line estate in Villanova, a historic property in Media, or a family neighborhood in Springfield, Delaware County properties can present very different design constraints. Blue Tree assesses access, grade, utilities, drainage, and soil first, then confirms any permit, zoning, stormwater, setback, or historic-review requirements for the address.
Soil across Delaware County is predominantly clay, often under decades of mature tree canopy. Clay retains moisture and creates drainage challenges, and established root systems and shaded conditions add complexity to new plantings. These realities have to be addressed during installation, not discovered after the fact. Soil amendment is part of nearly every planting project we complete here, and proper drainage design is built into every hardscape and pool plan.
The design must hold up after the reveal. Blue Tree plans Delaware County projects for seasonal movement, drainage, root zones, access, grade, and future maintenance, then coordinates those choices across the full property.

A complete backyard transformation may reach $150,000 to $400,000 or more. Final pricing depends on site access, permits, materials, finishes, and scope.

The right start date is set backward from the desired use date after Blue Tree reviews scope, site access, materials, approvals, and seasonal conditions. The consultation produces a current planning range for the property.

Blue Tree matches materials to the house, site conditions, maintenance expectations, and the homeowner's preferred look. Samples and layout options are reviewed as the design develops.

Requirements are property-specific. Blue Tree reviews the scope against local permit, zoning, stormwater, setback, and historic-review rules, then coordinates the required submissions. Work involving a regulated water obstruction or encroachment may also trigger PA DEP Chapter 105 review.

A maintenance calendar should respond to the lawn, planting beds, canopy, drainage, and current pest pressure. Blue Tree inspects those conditions, then proposes the appropriate visits and services.

Access, grade, drainage, existing utilities, mature trees, soil, and lot layout vary property by property in Delaware County. Blue Tree evaluates the site before finalizing construction and planting recommendations.
