A pool or patio project that fits within allowable coverage in Skippack Township might require a variance in Whitpain Township, and the base construction standard that works on the clay loam near Norristown is different from what the faster-draining Cecil series soils near Schwenksville demand. Blue Tree has built in every corner of the county since 1983 and knows which municipalities cap impervious coverage at 20 percent and which allow 40 percent or more, so designs are sized to permit before the first plan is drawn. Soil conditions across the county fall into two broad types. The older developed areas around Norristown, Plymouth Meeting, and Lansdale sit on heavy Worsham and Conshohocken series clay loam that holds water and responds poorly to freeze-thaw cycles with shallow construction.
